
Gas Safety
All landlords have a legal duty to carry out a safety check every year on the gas appliances in your home.
This helps make sure that the appliances are completely safe for you and your family. We need to check your appliances even if you aren’t using them.
We are committed to your safety and we take our responsibilities on gas safety very seriously. As your landlord we will ensure:
- All gas fittings (appliances and pipework) and flues installed by us are maintained in a safe condition.
- All installation, maintenance safety checks and annual gas servicing is carried out by a Gas Safe registered installer.
- A gas safety check and service is carried out on each relevant gas fitting/flue in your home every year. All gas appliances/flues will be checked before you move in.
- A record of each annual safety check and service is kept.
- We give you a copy of the gas safety record for your home upon completion of the safety check.
- Your properties smoke alarms and carbon monoxide detection will also be tested.
- If an appliance fails the inspection, we will work with you to advise and agree the next steps.
Our contractors will contact you to make an appointment 2 months before the anniversary date of your previous check. This is to ensure we carry out the safety check once a year.
The engineer visiting you will show you their company identification and their Gas Safe ID card. By law, gas engineers must be listed on the official Gas Safe Register. Your Responsibilities
Your tenancy agreement outlines our need to carry out an annual service. If for any reason you don’t allow our contractors into your home, you will be in breach of your tenancy, and we will take legal action. This may result in you losing your home.
Gas Safety Tips
- Make sure you know where your gas meter is located and how to turn off the gas supply in the event of an emergency.
- Never cover an appliance such as a boiler or gas fire.
- Never block or obstruct any fixed ventilation grilles or airbricks.
- Never block or cover outside flues.
- Never use a gas appliance if you think it’s not working properly.
- Never disconnect smoke or carbon monoxide alarms, if you think these aren’t working let us know.
- Never tamper with the gas meter in your home or carry out gas work yourself, this is incredibly dangerous.
Smell Gas?
Remember at any time if you smell gas or suspect carbon monoxide poisoning call the National Grid for free immediately 0800 111 999.
You should also :
- Open all doors and windows straight away.
- Shut off the gas supply at the mains if you know where it is (it is a large lever usually next to the gas meter).
- Don’t smoke.
- Don’t light matches, lighters or cigarettes.
- Don’t turn electric switches on or off.
