Electrical Safety

All landlords are legally required to make sure the wiring and any electrical appliances they provide in a rented home are safe.

We will test your property every 5 years; our contractors will contact you to make an appointment 2 months before the test is due.

Your Responsibilities

Your tenancy agreement outlines our need to carry out the periodic service. If for any reason you don’t allow our contractors into your home, you will be in breach of your tenancy, and we will take legal action.  This may result in you losing your home.

The condition and safety of appliances you bring into your home are your responsibility. EPIC is not responsible for the electrical safety of your appliances. If you have any doubts about the safety of your appliance, please get it tested or replaced.

Electrical Safety Tips

  • Switch off your electrical appliances when you’re not using them.
  • Always follow the manufacturer’s guidance for electric items – this includes using the correct bulbs for light fittings.
  • Never use damaged plugs, cables or sockets. Make visual checks of your electrics and appliances to ensure they are in good working order.

Safe Product Use

  • Buy electronic items from trustworthy sources and use them according to the manufacturer’s guidance.
  • Only use the chargers supplied with your mobile or device and don’t leave charging overnight.
  • Only use bulbs with the recommended wattage for your light fittings.
  • Do not use mains-powered appliances in bathrooms.
  • Keep electrical appliances and leads away from water.
  • Do not run cables from electrical appliances (including extension leads) under carpets, rugs or doorways.
  • Do not put electrical heater near to curtains.
  • Do not use the top of the microwave or air fryer for extra storage.
  • Keep combustible materials away from electric sources (fuse box/electricity meter).
