Maintenance

At EPIC, we’re dedicated to providing high-quality homes and creating strong, vibrant communities.

Planned Improvements

We know how important your home is to you, and we’re always working to make it better through planned upgrades and maintenance.

We regularly review the condition of our properties and listen to your feedback to ensure we’re meeting your needs. These planned improvements are part of our ongoing effort to maintain and improve your home, boost energy efficiency, and help build a more sustainable environment for everyone.

How Will These Improvements Affect You?

We want to keep you updated every step of the way, so we can work together to make your home a safer, more comfortable place to live. We know that improvements can sometimes cause a bit of disruption, but we’ll do our best to make things as easy as possible. Here’s what you can expect:

  • Clear Communication
We’ll keep you in the loop about the progress of the work, timelines, and any disruptions that might happen.
  • Access to Your Home
Some improvements might need us to enter your property. If that’s the case, we’ll give you plenty of notice and work with you to find a time that suits you best.
  • Temporary Disruption
There may be some noise, dust, or limited access to certain areas while the work is being done. We’ll make sure any disruption is kept to a minimum.

We really value your input, and your feedback is key to making sure these improvements work for you. If
you’ve got any questions, concerns, or suggestions, don’t hesitate to reach out. We’re here to help and want you to be involved!

Grounds Maintenance

At EPIC, we believe that great outdoor spaces make a huge difference to your home and community. That’s why we’re committed to ensuring that the outdoor spaces are well-kept and enjoyable for everyone.

What We Do

We look after the shared outdoor areas to make sure they stay looking great and are safe to use. Here’s a quick rundown of what’s included:

  • Grass Cutting
Regular mowing to keep the grass neat and tidy.

  • Hedge & Shrub Trimming
We’ll keep those hedges and shrubs looking sharp with regular trims.
  • Weeding
We work hard to keep weeds out of the gardens, pathways, and communal areas.
  • During the winter period we carry out other improvements.

How You Can Help

We all play a part in keeping the place looking nice! Here are a few things you can do to help out:

  • Keep Paths Clear
Please don’t block walkways with personal items or rubbish.

  • Use the Bins
Make sure litter goes in the bins, and encourage others to do the same.

  • Ensure our contractor has full access to communal grass areas, and that toys, play equipment or garden furniture is away, and dog fouling is cleaned up.
  • Let Us Know
If you see something that needs fixing (like a broken fence or a pathway that needs attention)

Your feedback is essential in helping us maintain and improve the appearance of your communal spaces, please get in touch.

Aids & Adaptations

An adaptation is an alteration or additional fittings which can be provided to assist you, or someone within your home to access the basic facilities within their home. This is usually required if you, or someone in your household is disabled or their mobility is impaired.

Adaptations are usually split up into two types – Minor Adaptations and Major Adaptations.

Minor Adaptations

We can arrange minor adaptations to make your home more accessible such as:

  • Handrails
  • Grab rails
  • Lever taps

Major Adaptations such as wet room installations, adapted kitchens or ramps will need to be funded via a disabled facilities grant. Get in touch with your local council.

We understand that everyone’s needs are different, if you need any assistance let us know.

We can’t always promise we will be able to make the change, but we will promise to look at requests to reflect your individual needs and circumstances for both private works and aids and adaptations.

Tenant Private Works

We want every tenant to have the opportunity to make their home personal to them and ensure their needs are met. We understand that you may want to make improvements around your home from time to time, before you do, please get in touch.

There are certain minor improvements you can make without the need for permission, such as decorating or installing some shelves.

You’ll need to get in touch with us for works that require permission, such as if you’re looking to replace your kitchen or install a shed in the garden.

We understand that everyone’s circumstances are different, so if you’re unsure, please get in touch.

It’s important to note that if you carry out improvements to your home you are then responsible for any future repairs regarding or connected to the improvement undertaken.
